The F&T Online Valuation Tool is a guide to help you properly complete property valuations. The tool allows you to create/download a valuation report that you will send to NDIRF for valuation review.

Please reach out to ndirfmemberservices@ndirf.com using your work email to request login credentials for the tool.

Once you have access, you can login to the online valuation tool through the Fire & Tornado Valuation main page or directly on the Centurisk site to login.

Check out the Requirements & Resources page to make sure you’ve completed your valuation. Please make sure your valuation is as complete as possible before submitting it for review.

Most buildings should fall between 1 (Excellent) and 3 (Average) on the rating scale. On a rare occasion, a building may be rated between 4 (Fair) and 6 (Poor). If you believe your building’s construction should be rated below average, contact ndirfmemberservices@ndirf.com.

  • 1 Excellent – Custom built, high-end construction consisting of high-quality materials. High quality interior and exterior finishes. Complexity of the building will be a factor as well.
  • 2 Good – Above average construction with ornamentation of a higher quality meant for a better appearance.  High quality interior and exterior finishes.  Includes better lighting and mechanical work.
  • 3 Average – Average construction with simple ornamentation and finishes.
  • 4 Fair (Uncommon) – Must be reviewed/approved by NDIRF
  • 5 Low (Uncommon) – Must be reviewed/approved by NDIRF
  • 6 Poor (Uncommon) – Must be reviewed/approved by NDIRF
  • ISO-1 – Exterior walls, bearing walls and partitions, and the structural floors and roof, and their supports, are wood or light-gauge metal. This includes buildings where the wood or light-gauge metal has been combined with other materials to form composite components such as wood or metal studs with brick or stone veneer, stucco, or metal siding.
  • ISO-2 – Exterior walls constructed of masonry materials such as brick, hollow or solid concrete block, concrete, gypsum block, clay tile, stone, or similar materials. The structural floor and roof are of wood or light-gauge metal.
  • ISO-3 – Exterior walls are metal siding, sandwich panels, or masonry. The roof is clad with metal roofing or sandwich panels. Frame is pre-engineered rigid steel.
  • ISO-4 – Structural floors and roof are of unprotected non-combustible materials such as metal decking or concrete on metal decking and are supported by an unprotected structural steel frame, fire resistive exterior walls, or combination of both.
  • ISO-5 – Structural floors and roof, and their supports are of non-combustible construction with a fire rating of not less than one hour.
  • ISO-6 – Structural floors and roof, and their supports are of materials such as precast or poured-in-place reinforced concrete.

Completed valuations can be sent to ndirfmemberservices@ndirf.com. Once submitted, the NDIRF team will review the valuation and follow up.

When valuing a property that is listed on the National Historical Registry, it is important to know these buildings may require certain materials and construction processes when rebuilding from a loss.  These materials and construction processes usually have an increased cost attached to them.  With that being said, the best way to value these buildings to accommodate for this increase in cost is to use a Quality 1 and add either the Historical 20 or Historical 30 modifier.
